NEGOTIATE AGREEMENTS AND LEASES
Our background in finance, law, development and brokerage help us to negotiate the best deal for you whether that is the purchase of land, a short or long term lease, a land lease, a build to suit or a sale-leaseback transaction. As brokers and developers of over 150 free-standing sites and over 700,000 sf of retail centers, we understand “all sides” of the transaction. We can stop at the letter of intent stage, negotiate the entire agreement or we can build the project for you.
SECURE LAND USE APPROVALS
At your option, we can manage the entire entitlement process for you, including attending Township and other governmental meetings. We can help to develop the entire approval team and oversee submission of plans and the marshaling of other resources to convince the various agencies of the merit of your plan. One of our projects included the development of 50 acres for Target and BJ’s Wholesale Club, which entailed a text amendment, rezoning, construction of new public roads and traffic light, and the excavating and recordation of historical structures and archeological artifacts. Another project involved acquiring several former service stations, complete site remediation and redevelopment for national retail clients. We even moved a cemetery to accommodate a bank client in the Philadelphia market.
BUILD TO SUIT OR SALE LEASEBACK
Retail Sites has the financial strength and expertise to execute a program of land leases or build to suit developments as we have completed for clients such as CVS, Commerce Bank and Giant Food. Our principals have also completed sale-leaseback arrangements for clients in multiple markets and multiple locations. In order to secure several sites for a financial institution client, we acquired several entire shopping centers and completed redevelopments of the projects in order to fulfill their needs for one free standing pad.
